Common questions

When is rent due and what's the late fee?

Rent is due on the 1st of each month, with a 3-day grace period. After the grace period, a $100 late fee applies. Returned payments carry a $25 NSF fee.

How do maintenance requests work?

Submit non-urgent requests through the tenant portal and attach photos if you can. You can follow the status, messages, and a timeline for each request in the portal.

We respond to routine requests within one business day. The office is closed on weekends, so requests sent Saturday or Sunday are answered the next business day.

For anything urgent, like a water leak or flooding, don’t submit it online. Call the office.

What counts as an emergency, and what happens after hours?

Water leaks and flooding (most after-hours emergencies), fire, and anything that makes the home unsafe. If anyone is in danger, call 911 first.

Otherwise, call the office. After hours, the recording gives you the number for our emergency plumber. The same emergency information is in your lease, and it’s shown in the tenant portal whenever you send a message or maintenance request. We also monitor for urgent maintenance on weekends.

How do I get my security deposit back?

Within 21 days after you move out, we return your deposit or send an itemized statement of any deductions along with the balance, as California Civil Code §1950.5 requires.

Can I get a copy of my lease?

Yes. You can view and download it in your tenant portal any time.
