Straight answers
Questions owners ask first
What do you charge?
Our monthly management fee is 8% of the rent we collect. When we place a new tenant, there’s a $350 leasing fee, and extending a current tenant’s lease is $100.
When we manage a large maintenance project for you, project management starts at $500.
If you cancel during the first one-year term, the cancellation fee is $250. When management moves elsewhere, file preparation is $250 per unit.
How quickly can you get it rented?
Most of our properties lease within 15 to 30 days. Price, condition, and season all play a part, and we’ll give you a realistic window for your property.
Do I approve repairs?
Yes, for anything over $300. Smaller repairs are handled and show up on your monthly statement. Emergencies are handled right away to protect the property and the people living in it, and we let you know right after.
What if a tenant stops paying?
We handle late notices, collections, and if it comes to it, the eviction — filed correctly under California and local law. You’re informed at every step and never have to serve a notice yourself.
How long is the management agreement?
The agreement starts with a one-year term. After the first year, either of us can end it with 30 days’ notice. Canceling during the first year carries a $250 cancellation fee.
Can I see what's happening with my property?
Yes. The owner portal is open any time, with:
- Statements you can view and download (owner packets)
- Transactions, including disbursements, contributions, and payment history
- Inspection reports and documents we’ve shared with you
- Reports like cash flow, income statement, rent roll, delinquency, and lease expiration
- Property details, including occupancy, lease dates, and rent amounts
