PROSPECTIVE TENANTS

To schedule an appointment to view a rental, please give us a call at (858) 832-7800. We typically show rentals Monday – Friday from 9:30am – 4:30pm. We may be able to accommodate a different showing time if needed.
We encourage all of our applicants to view units before applying. We recommend you reach out to a friend in the area (if one is available) to see if they can tour the property for you or we can accommodate a virtual showing. Applications are generally not processed until the unit has been viewed.

To apply for any available rental, visit out Available Properties page and click on “Apply Now” under the property you’re interested in. There is a $45 non-refundable application fee required.

In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. Be prepared to provide 3 years of residential history as well as contact information for your rental references.

Each resident over the age of 18 must submit a separate rental application.
Yes, we accept section 8 and other assistance programs as a form of income.

Most (but not all) of our properties are pet friendly with some possible restrictions. There is typically an additional deposit due of a minimum of $500 per dog or $300 per cat. To find out if the property you’re interested in accepts pets, please give us a call at (858) 832-7800.

Most properties require that applicant combined gross income is at least two and a half (2.5) times the monthly rent amount.

Applications are reviewed based on credit score, credit history, rental history, proof of income, and criminal background report.

The requirements are:

  • Credit score minimum of 640.
  • Combined gross income of at least 2.5x the monthly rent amount.
  • Good rental history and references.
  • Public Records will be reviewed on an individual basis.
We may be willing to accept co-signers for some situations. To find out if the property you’re interested in accepts co-signers, please give us a call at (858) 832-7800.
Unfortunately, we cannot accept outside reports in lieu of running our own. Our reports include a criminal and eviction report. You may include your report as an attachment on your application for us to review, but we would still need to run our own report.
We do not accept deposits until applications have been fully processed and approved.
We strive to have applications processed within two business days. It may be faster or slower depending on when we hear back from references, etc. In order to ensure a quick processing time, please make sure you attach all the required documents.

The move in requirements are as follows:

  • Proof of renters insurance.
  • Your security deposit in certified funds (cashier’s check or money order).
  • First rent payment in certified funds separate from the security deposit (cashier’s check or money order).
  • Proof that all utilities you are responsible for are set up in your name.

CURRENT TENANTS

Rent is due on the 1st and delinquent as of the 2nd. However, late fees are not assessed until the 3rd although your late fee date may be different. Please refer to your lease for more information.
Yes, we encourage our tenants to pay online! Our online tenant portal is fast, secure, and easy to use. Click here to log in to your tenant portal. If you have not created a tenant portal, click here to request access, or give us a call at (858) 832-7800.
No. We DO NOT accept cash.

Rent can be paid with money order, cashier’s check, or personal check. Payments need to be made out and mailed to:

Payments can also be dropped off at the address listed above during business hours ONLY.

However, we strongly advise that you make payments online since it’s the fastest and most secure way to pay rent.

The best and most effective way to submit a maintenance request is through your online tenant portal. Click here to log in to your portal. Please be as detailed as possible and upload any photos that will assist the maintenance team understand the issue.

Fire – For emergencies causing immediate danger, call 911.
Electrical/Gas – call SDG&E at 1-800-411-7343, or your local utility service.
For Urgent plumbing issues such as water leaks or flooding, shut off water and call Pride Plumbing at (619) 713-5177.

After you have called in your emergency, please follow up and submit an online maintenance request or leave a voicemail on our office line at (858) 832-7800. Make sure to mention that you have been in touch with the plumber. We want to be aware of all emergencies that happen after hours.

Note: Water shut offs can be located behind toilets, under sinks, or outside for your water main. It is a good idea to familiarize yourself with these shut off locations in case you experience a plumbing emergency.

Maintenance requests received after hours that are not emergencies will be handled the following business day.
